  • Who is HuB@HEMEL?
    We are local landlords who have dedicated ourselves to providing stylish shared living accommodation and contemporary co-living spaces to suit the lifestyles of working professionals. We have been operating since 2012 and we have built a team of people who are committed to making your living experience with us enjoyable and hassle free.
  • Where are your houses?

  • Are the rooms furnished?
    We provide a double bed, mattress and mattress protector, wardrobe, chest of drawers and bedside table with lamp. Most rooms also have a desk and chair.
  • What is included in the rent?
    Your rent includes all utility bills, council tax, high speed broadband and a weekly cleaner for the communal areas (if you would like to have your own room and en-suites cleaned, our cleaners can do that for an additional cost).
  • Do I need to bring any household or kitchen items?
    The houses are fully equipped with pretty much everything you will need. All kitchen appliances (oven, hob, fridge freezers, dishwasher, washing machine, drier), lots of pots, pans, utensils, crockery, cutlery, microwave, kettle, toaster. Oh, and there is a BBQ in the garden. If there is something you would like, just let us know and we will try and oblige any reasonable requests. Of course, by all means, bring your favourite cooking item if you just cannot cook without it!! We do not provide consumable items, eg washing up liquid, soap, etc, which we suggest the housemates share the costs for.
  • Do you charge any fees?
    No, we don't! There are no charges at all for moving in or out, and if you leave your room in the same condition as it was when you moved in (save for fair wear & tear), then you will not have any other charges.
  • What will I have to pay before I move in?
    We ask for the first month's rent to be paid in advance and also a deposit equal to one month's rent, which is paid to the Deposit Protection Service.
  • What paperwork will I need to provide?
    We will need some information on you, a photo ID and details of your employment and any previous landlord to carry out referencing. All of this will be completely via our online portal – fast and easy!.
  • Do I need to provide references?
    We will do this all with the information you provide us on your employment and any previous landlord and let you know as soon as referencing is completed.
  • Can I rent with my partner?
    We do have a few rooms that are suitable for couples. Just give us a call to see if any are currently available or check availability here.
  • Do you have Wifi?
    Absolutely – we cannot live without it!! High speed broadband provided by Virgin with speeds above 100mbs in all houses.
  • Do you offer short term lets?
    Our standard tenancy agreement is for a minimum of 6 months, but most of our housemates stay much longer. We occasionally have rooms free for a short period between such tenancies.
  • What if I decide to leave early?
    Our standard tenancy agreement requires a month’s notice when you decide to leave us. If you leave within the first 6 months you will continue to pay the rent until a suitable replacement tenant is found and moves in.
  • Can I use housing benefits to pay rent?
    No. We are sorry but our houses are set up for working professionals.
  • I am still studying, can I rent with you? "
    Our houses are set up for working professionals and so generally will be more suitable for students if they are doing masters degrees or higher. If you have no income and your parents are paying the rent, we will need them to act as your guarantor.
